We are often asked what is included in our annual furnace maintenance (heating service) – here is a general outline of the work that is performed during a typical furnace maintenance tune-up (please note this list may be modified to fit specific equipment that may require additional service to complete the maintenance):

FURNACE MAINTENANCE

Furnace Maintenance (tuneup) includes our 15 Point Furnace Inspection Checklist:
  1. Check thermostat calibration
  2. Ensure proper system operation
  3. Inspect Heat Exchanger (includes safety CO ppm detection)
  4. Inspect venting
  5. Check all electrical connections
  6. Inspect gas lines
  7. Check air filters (proper fit & condition)
  8. Check blower components
  9. Measure for correct airflow/heat-rise
  10. Examine quality of installation
  11. Inspect area around system
  12. Inspect equipment clearances
  13. Examine overall condition
  14. Document equipment location, make, model & serial number
  15. Document age of equipment & any upgrades made
Annual Furnace Maintenance ALSO includes our 23 point Furnace Tune-Up Check list in addition to the 15 point Furnace Maintenance Inspection check list above.
  1. Perform Furnace Inspection during Maintenance tune up (see checklist)
  2. Check for proper pressure on gas valve
  3. Check for proper milli-volt output of thermocouple
  4. Tighten and clean thermocouple connections
  5. Check setting of pilot (if the furnace doesn’t have electronic ignition). Flame should be high enough to generate current through thermocouple
  6. Tighten all gas connections. Check for leaks
  7. Thoroughly check heat exchanger for cracks and holes caused by high temperatures
  8. Remove and clean burners, reset, and adjust air shutters for a proper flame
  9. Check burner and pilot alignment
  10. Clean blower blades for full capacity and adjust as needed (without removal)
  11. Oil motor bearings
  12. Check fan belt tension and wear
  13. Check fan and limit switch operation and settings
  14. Check flue for leaks and proper connection to outside vents
  15. Check thermostat location, operation, calibration, & anticipation setting
  16. Check thermostat wiring for tight, clean connections
  17. Inspect filter – notify homeowner if it needs replacing
  18. Inspect humidifier for proper operation and potential leaks & clean condensate line
  19. Perform Safety Inspection (including CO ppm detection)
  20. Verify home has working CO detectors as per TSSA regulations
  21. Wipe down exterior of unit
  22. Notify homeowner of condition of unit & any recommendations
  23. Provide written quote for any recommendations and/or schedule estimator as needed
